We are now just over a year since the Homes (Fitness for Human Habitation) Act 2018 came into force on 20 March 2019. The first anniversary was of major significant too as 20 March 2020 signalled the end of the initial phase for newly granted tenancies with landlords now having to ensure the remainder of their housing stock is fit for human habitation and continues to be throughout the duration of the tenancy.
This is a perfect time for a recap on how the legislation is likely to operate and what housing providers should be doing, if not already, to reduce their exposure to potential claims.
In our latest webinar Matthew Hyam, Partner at BLM explores why the Act was introduced, how it works and what it potentially means for the housing sector.
As well as considering its application in practical terms, Matthew also looks at the claims potential in the context of housing disrepair and also linked public liability. Matthew also examines the defences available and offers practical risk management tips to mitigate the risk of receiving claims in the first place.
